Maharashtra's Housing Policy 2025 is a big change for the state's property market. It focuses on rebuilding old properties, people redoing their own homes, housing for seniors, and homes people can afford.
The policy got an approval in July 2025 and tries to fix some long-term issues and match the homes available with what people want after the pandemic. This new law is meant to deal with projects that have stopped, unpaid rent, and a lack of responsibility, which have caused problems for homeowners in the past.

The policy is also a big supporter of people redoing their own housing society buildings. The government is putting Rs 2,000 crore toward this and setting up a special team to help housing societies with planning, money, approvals, and getting the work done.
It's expected that quicker approvals and easier processes will make projects more predictable, especially in Mumbai, where redevelopment will be a big part of new home construction in the future.

The government wants to do a housing survey across the state, with the goal of finishing it by 2026. This will allow for planning at the district level. In a major plus for senior citizen housing, the stamp duty on these homes has been reduced to a flat Rs 1,000, and there are also property tax breaks, higher FSI, and rewards for developers.
The policy also aims to build 35 lakh affordable homes by 2030, with an investment of Rs 70,000 crore. Even though there will be difficulties in making this happen, these changes put Maharashtra in a leading position when it comes to smart city housing management.
