NBCC Sells 111 Noida Flats for 416.53 Crore via E-Auction

NBCC sells 111 residential units at Aspire Silicon City in Noida through e-auction for ₹416.53 crore, earning a 1% marketing fee while continuing its mandate to complete stalled Amrapali projects.

State-owned NBCC (India) Ltd auctions off 111 housing units at Aspire Silicon City in Noida, Uttar Pradesh, via an electronic auction at the cost of roughly ₹416.53 crore. The deal demonstrates the continuing need for housing in Noida but also acts as part of NBCC’s bigger plan of monetising stalled real estate projects connected with the Amrapali Group.

As per the company’s regulatory disclosure, the 111 housing units have been sold via an online auction system in the amount of about ₹416.53 crore. NBCC, a business entity engaged in project management consulting services and real estate business, earns a 1% marketing commission on the total sale amount. Thus, the company gets a marketing revenue of approximately ₹4.17 crore.

This transaction is an integral part of the involvement of NBCC in resolving and completing the incomplete Amrapali housing projects. The Amrapali Stalled Projects Investments Reconstruction Establishment (ASPIRE) has been formed in line with the instructions of the Supreme Court for the completion of the incomplete projects via NBCC.

The state-owned company gets the task of completing around 38,000 units and delivering them to the homebuyers impacted. This is because the company has to deal with various delayed projects in Noida and Greater Noida; hence, NBCC becomes an important agency for bringing delayed residential projects back on track.

In addition to the completion of the existing 38,000 units, NBCC is also building over 10,000 more units in five more Amrapali projects in Greater Noida. The projects are currently in progress after local authorities give permission to construct on the vacant land.

The current e-auction is preceded by the previous successful monetisation exercises carried out through Amrapali-related properties. In January 2026, NBCC conducts the e-auction of 417 residential flats located in Noida and Greater Noida for about ₹1,045.40 crore. The sale consists of 111 residential units from Aspire Silicon City and 306 from Aspire Leisure Valley.

The ongoing auctions are indicative of NBCC’s attempt to release value from finished and sellable stock as well as its progress towards achieving the broader goal of addressing the backlog of housing projects. For the homebuyers, the procedure also helps move the delayed projects to fruition.

The most recent deal for ₹416.53 crore thus enhances NBCC’s standing in the Noida residential sector along with helping in the overall revival of Amrapali projects.
