
M3M India, along with group company Smartworld Developers, has partnered with global luxury fashion and lifestyle brand Elie Saab to develop two ultra-luxury branded residential projects in Gurugram and Noida, involving a total investment of Rs. 3,500 crore.
The projects will comprise over 950 apartments, with around 300 units in Gurugram and approximately 650 units in Noida.
This collaboration marks Elie Saab’s first branded residential projects in India. Globally, Elie Saab has completed over 25 branded residential developments across 14 countries, including Dubai, London, Vietnam, Casablanca, and São Paulo.

The Signature Residences in Delhi-NCR aim to reflect Elie Saab’s design philosophy by integrating architecture, interiors, and lifestyle into a contemporary luxury living experience.
The Gurugram project, located in Sector 111 within the Smart City Delhi Airport (SCDA) zone along Dwarka Expressway, will have a built-up area of 1.3 million sq ft in a G+25 structure.
With an investment of Rs. 2,000 crore, it is expected to generate a topline of Rs. 4,700 crore. Apartments, sized between 4,200–4,600 sq ft, will be priced at around Rs. 37,000 per sq ft, with starting prices of Rs. 15 crore.
The Noida project, located in Sector 98, spans six acres with a developable area of 1.2 million sq ft. It involves an investment of Rs. 1,500 crore and a projected topline of Rs. 3,500 crore.
"We have partnered with Elie Saab for two branded residential projects in Delhi-NCR. The investment for Gurugram branded residences will be around Rs. 2000 crore while the top line will be Rs. 4700 crore. Similarly, the investment for Noida project will be around Rs. 1500 crore and the top line for this project will be Rs. 3500 crore. The starting price for Signature Residences by Elie Saab in Gurugram will be Rs. 15 crore while it will be between Rs. 9 crore and Rs. 1.2 crore for Noida branded residences,” Pankaj Bansal, promoter, M3M India, told reporters.

Homes will be priced at approximately Rs. 33,000 per sq ft, with luxury apartments ranging from Rs. 9–Rs. 12.5 crore and service apartments starting at Rs. 3 crore. Both projects have received RERA registration and are slated for completion within five years.
