Dubai-based developer Object 1 has launched SKY LEVEL 1, a mixed-use residential development in District 11 of Jumeirah Village Circle (JVC), expanding its presence in one of Dubai’s established mid-market residential communities. The project is scheduled for completion in the second quarter of 2029.
The development comprises 420 one-bedroom residences spread across 35 residential floors, alongside dedicated office, retail, parking, amenity and rooftop spaces. The project is designed around a technology-enabled residential experience, combining smart-home features with wellness and lifestyle facilities.

SKY LEVEL 1 is positioned close to Circle Mall, providing residents with access to retail, education and entertainment destinations. Its location also offers connectivity to Dubai Hills Mall, Mall of the Emirates and Palm Jumeirah. Improvements to Hessa Street have further enhanced road connectivity for JVC and neighbouring communities.
The project comes as JVC continues to attract investors and end users seeking mid-market residential properties. According to data cited by Gulf News, apartment transaction rents in the community increased by 8.59% annually in 2025, reflecting continued rental demand and investor interest.
Technology and wellness form key elements of SKY LEVEL 1. The development features a Sky Infinity Pool, panoramic sky deck and Sky Observation Deck equipped with digital telescopes. Residents will also have access to an AI-powered Smart Wellness Zone featuring a smart mirror that analyses movement, provides form correction and offers interactive fitness guidance.
Family-oriented facilities are also incorporated into the project, including a Digital Coloring Wall that converts children's drawings into interactive digital experiences. These features are intended to create a more technology-driven and personalised residential environment.
The launch comes amid continued growth in Dubai’s property market. Dubai recorded AED 252 billion in real estate transactions during Q1 2026, representing a 31% year-on-year increase and signalling sustained confidence in the emirate’s real estate sector.
