Luxury Housing Sales Rise in South India Cities FY26

India's luxury housing market experienced significant growth during FY26 because southern cities became the primary forces driving high-end residential demand. The recent industry report showed that Hyderabad, Bengaluru and Chennai combined to sell 811 ultra-luxury homes which each cost ₹10 crore or more. The total transaction value for these properties stood at approximately ₹11,246 crore which demonstrated strong interest from wealthy customers.

Hyderabad emerged as the dominant city because it generated most of the total sales. The city recorded 625 luxury home transactions worth ₹8,562 crore, which occurred because high demand and superior value for space drove the market. The real estate market in Hyderabad attracts high-end investors because buyers acquire larger homes at identical prices when compared to other cities.

Bengaluru ranked second, with 128 luxury units sold during the fiscal year, generating around ₹1,957 crore in sales. The city showed strong growth momentum because its technology sector thrived and new premium development corridors experienced increasing demand, although its total volume remained lower than Hyderabad.

Chennai, which is a smaller market than other markets, showed stable performance through 58 luxury home sales which generated total sales of ₹727 crore. The city needs its established reputation because it uses premium residential space demand to maintain its luxury market.

The report shows how different value propositions exist between the two markets. Buyers of a ₹10 crore property in Hyderabad receive approximately 6,210 square feet, while Chennai buyers receive about 4,290 square feet and Bengaluru buyers receive approximately 3,930 square feet. The "space advantage" has helped Hyderabad achieve its position as the leading city in luxury housing development.

The research demonstrates that South India luxury real estate market operates through different regional dynamics which create nonuniformity in its operations. The three cities show different market characteristics because Hyderabad operates as the largest market, Bengaluru grows rapidly and Chennai maintains its stable niche market.
