Saudi Arabia has introduced a new set of regulations which will establish improved transparency and operational discipline for its real estate advertising sector. The new regulations now prohibit property developers and brokers and advertisers from using government entity names and logos and identities in their marketing materials without obtaining legal approval. The purpose of this action is to stop deceptive statements while protecting buyers from false impressions that projects have received official government endorsement.
The Real Estate General Authority (REGA) has established a new framework system to control property marketing activities which serves as the backbone of their regulatory system. Authorities have made it clear that any misuse of government branding or identity in advertisements will attract strict penalties.

The authorities can suspend real estate advertising licenses when licensees use their permits for unauthorized activities or when their licenses expire without renewal or when their licenses contain false or misleading information.
The regulations establish two main rules which prohibit government name usage and mandate stricter standards for advertising content. Real estate promotions must now provide clear and accurate details about the property, including its type, location, size, and pricing. Advertisers need to disclose all conditions which might affect property value and ownership rights. The measures establish two objectives which enhance transparency and shield buyers from fraudulent activities.
The rules further prohibit publishing advertisements which lack proper licensing or which contain false or exaggerated claims. Advertisers must ensure that all information presented reflects the actual condition and features of the property. The authorities issued warnings against defamation together with misleading descriptions and all types of marketing campaign misrepresentation.
