FY25 Belongs to Godrej Properties! Set to See Unbeatable Housing Sales

As the top listed developers continued to generate high-velocity sales, Godrej Properties Ltd (GPL) sold more than 15,000 properties in 2024–2025 for a total of Rs. 29,444 crore, the biggest amount ever sold by an Indian real estate company.

The Mumbai-based developer exceeded its FY25 sales forecast of Rs. 27,000 crore and broke its previous sales record of Rs. 22,500 crore from FY24.

Through the sale of 3,703 units, Godrej Properties' booking value increased 7% year over year to Rs. 10,163 crore for the October–December quarter.

This is the biggest quarterly booking value that Godrej Properties has ever attained.

The announcement of GPL's sales figures came a day after Macrotech Developers Ltd (Lodha), another Mumbai developer, reported that its FY25 sales of Rs. 17,630 crore exceeded its projection of Rs. 17,500 crore.

Among the top four listed developers—which also include Macrotech, DLF Ltd, and Prestige Estates Projects Ltd—GPL is probably going to be the one with the largest sales in FY25.

Sales bookings at The Dahlias, a super luxury project in Gurugram, helped DLF Ltd, India's largest real estate developer; surpass its FY25 sales guidance of Rs. 17,000 crore in the December quarter alone. For the first nine months of FY25, DLF's sales bookings were Rs. 19,187 crore.

Despite only attaining Rs. 10,066 crore in sales from April to December, Prestige Estates, which had set a sales target of Rs. 24,000 crore for FY25, had high hopes of meeting its full-year goal.

“It is the highest ever full-year (sales) booking value and volume announced by any real estate developer in India to date,” the company said.

“The equity capital of Rs. 6,000 crore we raised through a QIP (qualified institutional placement) in December 2024 combined with the record operating cash flow we generated in FY25 will enable us to continue to invest for growth,” said Gaurav Pandey, Managing Director and CEO, Godrej Properties.
