Dubai added approximately 24,800 new residential units in the first half of 2026, while developers slowed the pace of new project launches as the market shifted towards balancing supply with demand. Despite fewer launches, investor confidence remained strong, supported by resilient sales activity and continued population growth.

Dubai's residential real estate market added around 24,800 new housing units during the first half of 2026, reflecting one of the emirate's strongest delivery periods in recent years. The increase in completed homes comes as developers moderate the pace of new project launches, signalling a strategic shift towards balancing supply while maintaining long-term market stability. 

According to market reports, developers introduced significantly fewer new residential projects during the second quarter compared with the beginning of the year. Rather than indicating weaker demand, the slowdown reflects a phased launch strategy, with developers focusing on completing existing projects, managing supply pipelines more efficiently, and aligning future launches with evolving market conditions.

The delivery of nearly 24,800 homes has expanded the stock of ready-to-move-in properties, particularly apartments as well as villas and townhouses. Increased project completions are expected to provide buyers with more housing options while supporting the government's broader urban development objectives. Despite the moderation in new launches, Dubai's property market continued to demonstrate resilience during the first half of the year. This approach is intended to avoid excessive supply while maintaining pricing stability and supporting sustainable long-term growth across Dubai's residential market. Off-plan projects continue to account for a significant share of transactions, underscoring buyer confidence in the emirate's development pipeline.
