The Tamil Nadu Real Estate Regulatory Authority (TNRERA) has prohibited the use of ambiguous and vague real estate advertising approaches, such as the ubiquitous disclaimer "terms and conditions apply". This comprehensive reform, outlined in a circular dated July 01, confirms that all real estate advertisements will now be required to provide comprehensive and verifiable information, thus providing homebuyers more transparent and legally reliable information before they move to the purchase stage.
Under the new real estate regulations, developers are now required to prominently display their name, office address, contact details, and the exact location of the project as it appears in the sanctioned layout.
Misleading indications, such as "10 minutes from airport," or travel time estimates from landmarks, are outright prohibited, as TNRERA has commented that such time estimates are subjective and vary with respect to different traffic circumstances.
All property marketing, print or digital, outdoor or social media, must now comply with TNRERA guidelines stating that the project’s RERA registration number, QR code (in accordance with Form-C) and link to the Authority’s website must be included as part of the advertising. In fact, the registration number and QR code must be in a font size of at least 12 and positioned at the top-right corner of the advertisement. Moreover, this requirement applies across the board for micro ads such as brochures, flyers, hoarding, bus shelter boards, and digital posts.

The message from the regulator is clear, no more ambiguity, no more half-truths or vague descriptions, and no more buried disclaimers. As housing is the largest investment for most in India, TNRERA’s new regulations provide a timely measure and new controls and assurances as part of a more accountable real estate ecosystem.
