TNRERA Tightens Rules on Real Estate Advertising in Tamil Nadu

The Tamil Nadu Real Estate Regulatory Authority (TNRERA) has implemented stringent advertising guidelines to ensure transparency and accountability in real estate promotions.

Effective July 1, 2025, all real estate advertisements—across print, digital, outdoor, and social media—must display the TNRERA registration number, QR code (Form-C), and the Authority’s website prominently at the top-right corner in a minimum 12-point font. This applies to all brochures, hoardings, flyers, and online listings.

Key measures include banning ambiguous disclaimers like “terms and conditions apply” and disallowing travel time claims from landmarks, citing traffic variations. Developers must state their company name, registered office address, contact information, and exact project location as per sanctioned plans. If a landmark is used, only the actual distance via the most common route may be mentioned.

Legal professionals have endorsed the directive. Advocate Chandrachud Bhattacharyya noted, “False representations in ads or brochures constitute a breach of trust and are legally actionable under RERA and consumer protection laws.” He emphasized that the changes enable homebuyers to make informed choices and seek legal redress if misled.

Non-compliance by builders or media outlets will invite penalties under Sections 61 and 63 of the Real Estate (Regulation and Development) Act, 2016. This regulatory overhaul is expected to boost buyer confidence and clamp down on misleading promotions in Tamil Nadu’s real estate sector.
