PioneerUrban Targets Tier-2 Cities for Senior Living Expansion

PioneerUrban Land and Infrastructure Ltd., a leading luxury real estate developer, is set to expand its senior living portfolio into Tier-2 cities, with Jaipur, Dehradun, and Varanasi identified as key markets. This strategic move follows the success of their flagship senior living project, ‘Advait,’ in Gurugram, which is being developed in a joint venture with JK Organisation’s real estate arm, JK Urbanscapes Developers Ltd., at an investment of ₹300 crore. With India’s elderly population set to hit 346 million by 2050, PioneerUrban sees a bright future in these Tier-2 cities. They’re more affordable, have better roads and facilities popping up, and people are starting to embrace senior living. “Our expansion into Jaipur, Dehradun, and Varanasi reflects our vision to cater to emerging markets with high growth potential,” said Manish Periwal, PioneerUrban’s chairman. “These cities are full of promise, and we want to build homes where older adults feel cared for and happy.”

Senior living is catching on in India, especially up north, where there’s less competition than in southern hubs like Bengaluru and Chennai, which have most of the country’s senior homes. PioneerUrban’s new communities will offer perks like 24/7 medical support, clean air systems, and fun wellness programs, much like Advait, which is proud to be Haryana’s first eco-friendly, IGBC platinum-certified senior living project.

Jaipur’s home prices have soared 65%, and Varanasi is buzzing with growth thanks to projects like the Kashi Vishwanath Corridor. Dehradun, with its calm, green vibe, is perfect for seniors who want a peaceful place to settle. These cities are just right for what PioneerUrban has in mind.

As Advait’s construction moves along, with residents expected to move in by early 2027, PioneerUrban is paving the way for more senior-friendly homes across India. This step into smaller cities shows how developers are tuning into the needs of older adults looking for comfort and community.
