Abu Dhabi Leads UAE Real Estate Sales Amid Strong Demand

Abu Dhabi’s real estate market records AED 23 billion in sales in the first half of 2026, led by Modon, as strong buyer demand and major project launches strengthen the emirate’s position in the UAE property sector.

Abu Dhabi’s real estate market continues to gain momentum in 2026, with property sales reaching AED 23 billion during the first half of the year. The strong performance highlights growing demand for residential and mixed-use developments and reinforces the emirate’s position as one of the UAE’s leading real estate markets.

Modon emerges as a major contributor to the market’s performance, recording AED 23 billion in sales during the first six months of the year. The developer’s strong showing reflects increasing buyer interest in large-scale residential communities and newly launched projects across Abu Dhabi. The company’s performance also places it ahead of major UAE developers such as Emaar and Aldar in the period covered by the report.

The broader market is also showing substantial growth. According to the Abu Dhabi Real Estate Centre (ADREC), the emirate records AED 66 billion in total real estate transactions across 13,518 deals in the first quarter of 2026, representing a 160.7% increase compared with the corresponding period. ADREC describes the result as the highest quarterly performance recorded by the emirate’s property market.

Residential property remains an important component of this expansion, supported by new project launches, increasing investor participation, and demand from both local and international buyers. Abu Dhabi’s established infrastructure, expanding communities, and growing economic base continue to support confidence in its property market. Transaction activity in Abu Dhabi City also remains strong, with more than 7,200 transactions recorded during the first quarter, including over 5,200 apartment sales.

The emirate’s real estate growth is further supported by major development initiatives and increasing investment across emerging residential destinations. Developers are introducing new communities and lifestyle-oriented projects to meet demand for modern housing, while improved infrastructure and connectivity enhance the appeal of established and developing districts.

The strong sales performance comes as Abu Dhabi continues to diversify its economy and attract businesses, professionals, investors, and high-net-worth individuals. The resulting population and investment growth is creating additional demand for residential, commercial, hospitality, and mixed-use properties.

With transaction values rising sharply and developers reporting strong sales, Abu Dhabi’s property sector is maintaining a robust growth trajectory in 2026. Continued project launches, investor participation, and government-led development initiatives are expected to support the market’s expansion, strengthening Abu Dhabi’s role as a major real estate destination within the UAE.
