Mumbai Metropolitan Region Leads India in H1 2025 in Land Deals

The Mumbai Metropolitan Area (MMR) logged 24 land transactions amounting to over 433 acres during the first half of 2025, the highest performing real estate market in India by volume, as per a report by Anarock. This is a substantial jump from the 30 land transactions recorded in the whole year of 2024. The gross worth of land sold in India in H1 2025 was Rs 30,885 crore, with revenue potential of Rs 1.47 lakh crore and development potential of 233 million sq. ft.

One of the biggest deals was the Rs 855 crore sale by the family of veteran actor Jeetendra Kapoor of a two-acre land in Andheri to NTT Global Data Centres. 

Some other big deals in MMR are the Rs 1,300 crore acquisitions by a group of Schloss Bangalore Ltd, Arliga Ecospace Business Parks, and Schloss Chanakya Pvt Ltd of 8.31 acres in BKC, and Panasonic Life Solutions' Rs 160 crore acquisition of a commercial land in Andheri.

Mayank Saksena, MD & CEO – Land Services, Anarock Group said, "Most of the land plots sold in MMR were erstwhile industrial or held-up properties being used for residential or commercial purposes now. Periphery areas such as Thane and Navi Mumbai, where land is comparatively more abundant, also witnessed action. In Navi Mumbai, builders acquired plots from CIDCO auctions."

The report points out that Pune saw the second-highest value of land in terms of area, with 13 deals amounting to 214 acres. Prominent among these is a 105-acre JV venture by Hiranandani and Krisala Developers worth Rs 7,000 crore. Lodha Developers also purchased a five-acre plot for residential purposes.

Increased demand for plotted development and large-scale townships, coupled with solid absorption indicators, has momentum building in India's major real estate markets for land acquisition.
