Kolkata Luxury Real Estate: Sales Surge, Ultra-Luxury Softens

A residential market analysis of Kolkata has revealed a significant growth in the luxury of Rs 5-10 crore and ultra-luxury of Rs 10 crore-plus segments in Calendar Year 2025 according to a report of NKlusive, the high-end real estate division of NK Realtors. Even as the luxury market grew tremendously, the ultra-luxury market segment slowed down sales by a large percentage.

Supply and absorption also increased in the luxury segment. Live projects rose to seven, and there was an annual growth of 28 percent in the supply as well as 137 percent in sales.

Central Kolkata controlled the market with 60 percent supply of the markets and the average prices increased by 7 per cent of between Rs 16,394 and Rs 17,508 per square foot. The sales were significantly increased and the average absorption rate of sales was 8 units per month in 2025 as compared to the last year.

On the other hand, the ultra-luxury market, although the supply grew slightly, there was a drastic decrease in absorption. Although the prices increased by 14% to Rs 29,665 per square foot, the sales went down by 70 percent, and the unsold inventory increased by 37 percent.

The demand in the market was also noted to have slowed down significantly, especially in the second half of the year, and the demand in the second half of 2024 was recorded as 4 units monthly which slowed down to 1 unit monthly in the second half of 2025.

In general, the lifestyle residential market in Kolkata experienced an increased overall demand, and it was initiated by the high performance in the luxury segment.
