The Haryana Real Estate Regulatory Authority (RERA) has granted a four-month extension to the completion timelines of registered real estate projects, citing disruptions caused by the ongoing West Asia conflict. The decision is intended to provide relief to developers facing difficulties in maintaining construction schedules amid supply-chain disruptions.

The extension follows an advisory issued by the Ministry of Housing and Urban Affairs which classified the West Asia conflict as a war for the purpose of invoking force majeure provisions. Such provisions allow project timelines to be extended when delays result from circumstances beyond the control of developers.

According to the Haryana RERA decision, registered projects can receive an additional four months in their completion schedules. The move is expected to address delays arising from disruptions in the availability and movement of construction materials, logistics challenges and other operational difficulties linked to the regional crisis.

The decision comes at a time when the real estate sector continues to deal with fluctuations in construction costs and supply-chain conditions. Developers depend on a range of imported and domestic materials, and disruptions in international trade routes can affect procurement schedules and project execution.

The four-month extension is similar to the relief announced by the Maharashtra Real Estate Regulatory Authority which had also provided a comparable extension to eligible real estate projects following the central government's advisory.

At the same time, regulatory authorities are expected to ensure that such extensions remain linked to genuine disruptions rather than being used to cover routine project delays.

For home buyers, extensions to project completion timelines can affect possession schedules and related financial planning. However, the regulatory framework is intended to balance the impact of unforeseen disruptions on developers with the need for transparency and accountability toward buyers.
