MahaRERA Extends Project Timelines by Four Months

MahaRERA has extended the timeline for project registration and completion for eligible real estate projects four months due to disruptions in the supply chain caused by the current conflict in West Asia. This relief is for projects that qualified for relief under this provision and were completed by February 28, 2026, and, in certain cases, excluded from the relief.

The Maharashtra Real Estate Regulatory Authority (MahaRERA) has extended the registration and completion deadlines for real estate projects eligible for registration in the state due to disruptions caused by the ongoing war in West Asia. The order comes after an advisory by the Union Ministry of Housing and Urban Affairs (MoHUA) urging states' RERA to allow relief to projects hit by disruption in supply chain.

A four-month extension will be provided to registered projects with original, revised or already extended completion dates on or after 28th February 2026 under the MahaRERA order. Projects that are registered on or after August 1, 2026, however, are not subject to the relief. The extension has been effective from the date of its being extended.

The measure was adopted because of the concerns of the real estate industry regarding the disruption of the global supply chain. West Asia war has impacted availability and transportation of construction materials, and rising logistics and input cost have burdened developers. The Centre has declared the existing situation as a force majeure and, as such, extended the regulatory provisions in the Real Estate (Regulation and Development) Act, 2016.

The relief is designed to allow developers more time to complete projects when, due to a set of circumstances, they are unable to complete development on time, and to mitigate the risk of penalties being imposed under the regulations in connection with unavoidable delays. The order by MahaRERA further clarifies the position for developers in the state of Maharashtra, where real estate is one of the biggest and busiest markets in India.

The extension does not give an automatic exemption from regulatory requirements, however. The projects should abide by the conditions laid down by MahaRERA, and the relief is tied to the effects of the force majeure circumstances. This bill aims, then, to strike a balance between the practical challenges of developers and the needs of homebuyers.

Buyers, the extension could cause availability dates to be pushed back by as much as four months for some of the projects eligible for the extension. The measure illustrates the impact of international geopolitical events on domestic construction projects such as delays, disruptions to transportation and rising material prices.

The order by MahaRERA is a big move on its part towards real estate market regulation in response to the impact of West Asian crisis on the real estate sector in Maharashtra. The authority's move will give more time for projects to be eligible, whilst keeping conditions in place, to give developers some temporary breathing space while continuing to complete housing projects despite supply-chain uncertainty.
