Exotica Invests Rs. 500 Cr in Noida IT Office Project

NCR-based Exotica Housing has announced a ₹500 crore investment in a new commercial development in Noida, marking its entry into IT and ITES-focused real estate.

The project, Exotica One32, is spread across 5 acres in Sector 132, Noida, and will feature premium office spaces along with integrated retail and F&B offerings.

The development has secured all statutory approvals, including RERA registration. Exotica One32 will comprise two 27-floor towers offering IT and ITES office spaces ranging from 1,000 sq. ft. to 3,000 sq. ft., along with retail spaces within the premises.

Office units are priced at ₹13,990 per sq. ft., and Phase 1 is expected to be ready for possession by January 2030, as per RERA records.

Positioned as a next-generation, sustainable business ecosystem, the project targets entrepreneurs, corporates, and IT/ITES occupiers. It offers direct access from the expressway and is within walking distance of the proposed Sector 93 Metro Station, ensuring strong connectivity.

The project is IGBC Gold-certified and has applied for LEED Platinum certification, reflecting its focus on green infrastructure and future-ready design. It will provide over 1,400 car parking spaces with multi-level and AI-assisted parking systems, supported by advanced security features.
