Brigade GSS India 2 Mn Sq Ft Plans Project in Bengaluru!

Brigade Enterprises has entered into a strategic partnership with GSS India Opportunities AIF Scheme I to develop a large-scale real estate project in Bengaluru, marking another significant step in its expansion strategy.

The partnership includes a combined financial backing of Brigade's subsidiary Vibrancy Real Estates Private Limited (VREPL) which controls a valuable land asset in Whitefield the city's most rapidly expanding commercial and residential area.

The agreement establishes equal ownership rights for Brigade Enterprises and GSS India who will share control of the project through their 50:50 ownership stakes.

The deal has been structured through a combination of equity shares and financial instruments which enable both parties to provide capital while their long-term interests remain connected. The partnership enables Brigade to access institutional funding while maintaining its essential responsibilities for project execution and development.

The proposed development will span approximately 2 million square feet and will be built on an 11-acre land parcel in Whitefield. The project will develop an integrated mixed-use project which includes Grade A office spaces and a five-star luxury hotel. The combination reflects an emerging trend in urban real estate which developers use to create spaces that serve both business and hospitality functions from one location.

The project is still in its early stages, with VREPL currently having no operational revenue, as it was set up specifically for development purposes. The transaction will conclude soon, which will enable construction work and upcoming leasing operations to begin.
