The Telangana Real Estate Regulatory Authority (TG RERA) has imposed a Rs. 2.85 lakh penalty on the promoters of Showri Pearl, a residential project in the Medchal-Malkajgiri district, for violating key provisions of the RERA Act.
According to the TG RERA order, the developers — Aduri Prathap Reddy and Bommidi Srinivas Rao — failed to register the project despite exceeding the threshold of eight residential units. The approved plan permitted 15 flats across three floors, but an unauthorized fourth floor and five additional flats were constructed.

These actions breached Sections 3 and 4 of the RERA Act, making the project liable under Sections 59 and 60.
The case was initiated following a complaint from Manepally Krishnaveni, an allottee, who also flagged unauthorized creation of 20 car parking slots, despite only 15 flats being sanctioned. TG RERA found this to be a violation, citing that excess demarcation could lead to disputes and congestion. The Authority directed the developers to limit parking slots to 15 and advised the Apartment Owners Association to ensure equitable allocation among residents.
While the developers argued that the buyers had inspected and accepted their flats and that approvals were obtained from Godhumakunta Grampanchayat, TG RERA maintained that the project still required registration under the RERA Act due to the number of units involved.
