RSVM Hospitality Acquires 18.6 Acres in Thane for Rs. 497 Crore

RSVM Hospitality acquires 18.6 acres in Thane for a total of ₹497.8 crore from two companies under the Neterwala Group, according to property registration data accessed by Propstack.

The land parcels are situated in Majiwada, a key area in Thane, and the acquisitions were executed via two separate transactions registered on February 20, 2026. In the first deal, RSVM purchased 32,984 sq. m from Chemicals and Ferro Alloys for ₹239.9 crore, while the second transaction involved 40,936 sq. m acquired from Uni Abex Alloy for ₹257.8 crore.

Combined, the total area amounts to 73,920 sq. m (18.6 acres). Uni Abex Alloy Products is a listed company, while Chemicals and Ferro Alloys is a private entity holding a 21.85% stake in Uni Abex, according to historical promoter shareholding disclosures.

These acquisitions reflect the ongoing real estate growth in Thane and the Mumbai Metropolitan Region (MMR). In 2025, among the top seven cities in India, MMR recorded the highest land transactions, exceeding 500 acres across 32 deals, representing 13% of the total land transacted nationwide.

Planned developments in the region include residential, commercial, industrial, data center, and plotted projects, highlighting the increasing demand for strategically located land.

Notable recent deals in the MMR include celebrities like KL Rahul and Suniel Shetty, who jointly acquired a 7-acre parcel in Owale, Thane West, for ₹9.85 crore in March 2025, illustrating the rising interest of high-profile investors in the region.
