Dosti Realty partners with Primus Senior Living

Mumbai-based real estate developer Dosti Realty has announced its first senior living housing project, Dosti Primus, in Thane, near Mumbai, with an investment of around ₹150 crore and an expected revenue potential of ₹255–260 crore.

The project is part of Dosti Realty’s 105-acre integrated township, Dosti West County, located in Balkum, Thane, and spans 1.85 acres dedicated to senior living.

In partnership with Primus Senior Living, Dosti Primus will offer spacious 2 BHK and 3 BHK apartments, priced from ₹1.82 crore and ₹2.28 crore respectively.

Following existing state norms, senior living homes are categorized as residential properties, with buyers liable to standard residential taxes including GST, stamp duty, and registration charges.

The Maharashtra Government Housing Policy 2025 proposes reduced stamp duty of ₹1,000 and additional incentives for senior living developers.

The design of Dosti Primus prioritizes safety, accessibility, and dignity. Residences feature wider doorways, anti-skid flooring, motion-sensor lighting, and grab rails to ensure mobility and reduce fall risks. Kitchens and bathrooms are designed for accessibility, while on-site medical facilities and hospital tie-ups ensure timely professional care. Physiotherapy rooms, structured therapy programs, and wellness initiatives such as senior-friendly yoga and water-based exercises will support physical resilience.
