Prestige Estates Projects Limited has expanded its residential footprint in Chennai with the launch of Prestige Palm Court, a new housing development in Madhavaram, North Chennai. The project spans approximately 7.98 acres along Grand Northern Trunk Road and carries an estimated Gross Development Value (GDV) of ₹1,330 crore.
The development comprises 910 premium apartments distributed across five towers, with each tower featuring a ground floor and 22 upper floors, along with two basement levels. The project offers a mix of one-, two- and three-bedroom residences, catering to different segments of urban homebuyers in the growing North Chennai market.

Apartment sizes range from approximately 641 sq ft to 1,827 sq ft, while the project provides a total saleable area of around 1.38 million sq ft. The scale of the development positions Prestige Palm Court as a significant addition to the company’s residential portfolio in Chennai and marks its expansion into the Madhavaram micro-market.
The launch forms part of Prestige Group’s broader strategy to increase its presence in Chennai. The company plans to introduce three to four additional residential projects in the city during the current financial year, indicating continued confidence in the long-term potential of Chennai’s housing market.
North Chennai is gaining greater attention from real estate developers as infrastructure improvements; connectivity upgrades and expanding economic activity create new residential opportunities. Madhavaram’s location along the GNT Road provides connectivity to several important parts of the metropolitan region, supporting its emergence as a residential growth corridor.
The project also contributes to Prestige Group’s wider development pipeline. As of June 2026, the company has delivered 319 projects covering 216.37 million sq ft and maintains a pipeline of 139 projects spanning 247.16 million sq ft across its various business segments.
