Gurugram Office Market Tops 100 Million Sq Ft Workspace

Gurugram has crossed 100 million sq. ft. of office stock, becoming North India’s largest commercial office market. Strong leasing, institutional investment and green-certified assets are set to drive growth to 125 million sq. ft. by 2030.

Gurugram has achieved a significant milestone by surpassing 100 million sq. ft. of total office stock, cementing its position as North India's largest commercial office market and one of the country's leading business destinations. According to a report by CBRE, the city's remarkable growth is the result of sustained leasing activity, continuous infrastructure development, strong institutional investment, and rising demand from domestic and multinational corporations.

The milestone follows five years of robust expansion during which Gurugram recorded nearly 40 million sq. ft. of office leasing while adding approximately 21 million sq. ft. of new office supply between 2021 and the first quarter of 2026. This consistent growth has transformed the city from an industrial satellite township into one of India's most mature and institutionally driven commercial real estate markets.

CBRE projects  that Gurugram's office inventory will continue to expand, reaching 120–125 million sq. ft. by 2030. The consultancy attributes this outlook to ongoing infrastructure investments, favourable government policies, and sustained developer confidence, which continue to attract both occupiers and investors.

A defining characteristic of Gurugram's office market is its focus on high-quality, sustainable developments. Of the city's existing office stock, around 59 million sq. ft. is green-certified, while nearly 35 million sq. ft. is owned by institutional investors. The city also accounts for approximately 6% of India's total REIT office stock, highlighting its importance in the country's commercial property investment landscape.

International companies continue to play a major role in the city's growth. Over the past five years, global occupiers have leased more than 17 million sq. ft. of office space, reflecting sustained confidence in Gurugram as a preferred destination for corporate headquarters, Global Capability Centres (GCCs), technology firms, and professional services companies.

The report also highlights a structural shift in office demand. Rather than focusing solely on scale, occupiers are increasingly seeking sustainable, wellness-oriented, and flexible workspaces. Developers are responding by constructing Grade A commercial assets that integrate energy-efficient technologies, employee wellness features, and adaptable workplace designs.

Large corporate campuses continue to shape Gurugram's commercial landscape, while the presence of foreign universities within Grade A technology parks is creating new demand for integrated business and education ecosystems. In addition, the growing adoption of the Development Management Agreement (DMA) model is enabling capital-efficient development of institutional-quality office projects.

The city's commercial real estate market has also attracted substantial investment. Since 2018, Gurugram has received nearly US$6 billion in investment inflows, with a significant share directed towards land acquisitions and completed office assets. These investments underscore investor confidence in the city's long-term growth prospects and commercial potential.

CBRE further notes that emerging sectors such as life sciences and aviation are beginning to establish a presence in Gurugram, broadening the city's occupier base beyond traditional information technology, financial services, and consulting firms. This diversification is expected to strengthen demand for premium office space in the coming years.

With its expanding stock of high-quality commercial assets, strong institutional ownership, sustainable developments, and robust demand from global businesses, Gurugram has established itself as one of India's most dynamic office markets. As the city advances towards 125 million sq. ft. of office space by 2030, it is expected to remain a key driver of commercial real estate growth in North India.
