The Godrej Enterprise Group, one of Mumbai’s most prominent landholding entities, is preparing a comprehensive masterplan for the systematic development of its 1,000-acre land parcel in Vikhroli.
Executive Director Nyrika Holkar stated that the group, led by Jamshyd Godrej and Smita Crishna, remains committed to maintaining its manufacturing presence at the site, despite relocating some industrial operations. Holkar clarified that nearly the entire landholding is owned by the group, with only 34 acres belonging to another family branch — a matter that was amicably settled recently, bringing greater clarity to ownership.

The Vikhroli estate currently houses multiple businesses run by Godrej & Boyce, along with IT companies leasing parts of the property. Notably, the estate’s eastern section is home to protected mangroves, which play a critical role in flood prevention and ecological balance.
Holkar dismissed speculation about potential data centre development, explaining that there was no surplus land available for such projects. The group’s strategy appears focused on balancing diverse land uses — manufacturing, IT leasing, and ecological conservation — while ensuring structured, sustainable growth for the future.
