
Dubai’s EYWA is expanding wellness-focused luxury living with 117 waterfront residences across two Business Bay towers. The project combines nature-inspired architecture, sustainability, advanced wellness systems and 59 shared lifestyle amenities.
Dubai’s luxury residential market is seeing a growing focus on wellness-led living, with EYWA introducing a collection of ultra-luxury waterfront residences along the Dubai Water Canal in Business Bay. Developed by R·Evolution, the project combines architecture, sustainability, wellness technologies and nature-inspired design.
EYWA comprises two residential towers, Tree of Life and Way of Water, offering a combined 117 residences. The first tower, Tree of Life, features 52 residences, including two penthouses, while Way of Water includes 65 waterfront residences, three duplexes and a penthouse. The development is positioned as a boutique alternative to high-density luxury residential projects in Dubai.

The project’s design incorporates principles of biophilic architecture and Vastu Shastra, alongside technologies intended to enhance indoor environmental quality. Features promoted across the development include advanced air filtration, water treatment systems, EMF protection and the use of natural and non-toxic materials. The concept places emphasis on air, water, light, acoustics and connection with nature as components of the residential experience.
Tree of Life draws its architectural identity from the banyan tree, with organic structural forms and landscaped spaces. Way of Water takes inspiration from mangrove ecosystems and incorporates ceramic architectural elements featuring marine-life motifs. Its residences include private entrance lobbies and direct lift access, while select homes offer larger terraces and private outdoor spaces.
Wellness is central to the development’s amenity strategy. EYWA provides 59 shared amenities across the two towers, spanning fitness, spa and wellness facilities, pools, meditation areas, private dining and other lifestyle spaces. The project is designed around what its developer describes as regenerative real estate, where buildings are intended to contribute to occupants’ wellbeing and the surrounding environment.

The development also targets high sustainability and connectivity standards. Tree of Life is presented with LEED, WELL and WiredScore Platinum credentials, while Way of Water’s project materials identify the same levels as certification targets. The two towers are located on Marasi Drive, providing direct access to the Dubai Water Canal and proximity to Downtown Dubai and DIFC.
Current developer information places the starting price for Way of Water residences at approximately AED 11.01 million, with handover scheduled for the first quarter of 2029. Tree of Life has a reported handover timeline of the first quarter of 2027, positioning the two developments for buyers seeking either a nearer-term or longer-term luxury waterfront residence.
