Dalcore Awards 225 Cr Contract for Gurugram Project

Gurugram-based real estate developer Dalcore has awarded a construction contract worth ₹225 crore to B L Gupta Construction (P) Ltd for its flagship luxury residential project, The Falcon, located in Sector 53 on Golf Course Road. The contract marks a significant milestone as the project moves from the planning stage to active execution.

Under the agreement, B L Gupta Construction will undertake the civil and structural construction work for the development. Dalcore stated that the partnership reflects its focus on quality construction, engineering precision, and timely project delivery in one of Gurugram’s most competitive luxury housing markets.

The Falcon is Dalcore’s flagship project and represents the company’s entry into the premium branded residences segment. Spread across nearly two acres, the development will comprise a single 39-storey residential tower rising approximately 165 metres, making it one of the tallest residential structures on Golf Course Road. The project will feature a built-up area of around 5 lakh square feet and house 96 ultra-luxury residences, including 93 apartments and three penthouses.

According to the company, the project has an estimated development cost of about ₹500 crore and a projected revenue potential of nearly ₹1,450 crore. The residences will range from approximately 3,446 square feet to 4,122 square feet and are being designed to cater to high-net-worth individuals seeking exclusivity, privacy, and premium lifestyle amenities.

A key highlight of the project is its collaboration with YOO Inspired by Starck, the globally renowned design brand founded by Philippe Starck and John Hitchcox. The partnership brings North India’s first YOO-branded residences to Gurugram, introducing internationally recognised design standards to the region’s luxury housing market.

The Falcon has been planned as a low-density luxury development with only three residences per floor. The project will offer expansive layouts, panoramic city views, private arrival experiences, and high-speed elevator systems, targeting affluent buyers from Delhi-NCR and other major metropolitan markets.

Industry experts view the contract award as another indicator of the continued strength of Gurugram’s luxury residential segment. With Golf Course Road remaining one of the most prestigious addresses in the National Capital Region, developers are increasingly investing in branded residences and premium housing projects aimed at discerning homebuyers seeking globally benchmarked living experiences.
