Amazon Data Services Buys Mumbai Land for 125 Cr

Synopsis:  Amazon Data Services acquires a 10.61-acre land parcel near Mumbai from Lodha Developers for ₹125.13 crore, reinforcing its commitment to expanding data centre infrastructure and cloud services capacity in India.

 

Amazon Data Services India Private Limited has purchased a 10.61-acre land parcel in Ambernath, near Mumbai, from Lodha Developers for ₹125.13 crore. The acquisition marks another significant step in Amazon’s ongoing expansion of its digital infrastructure footprint in India, particularly in the rapidly growing data centre sector.

According to property registration documents reviewed by CRE Matrix, the transaction involves a land parcel measuring approximately 42,955 square metres spread across the villages of Asode and Burdul in Ambernath taluka, Thane district. The deed of conveyance was registered on May 26, 2026, with Amazon Data Services paying a stamp duty of ₹7.5 crore in additions to the purchase consideration.

The latest acquisition forms part of Amazon’s broader expansion strategy in the Mumbai Metropolitan Region. Industry data indicates that this parcel represents the second phase of Amazon’s land acquisition at Lodha’s Palava development. In November 2024, the company had acquired an adjacent 38.18-acre land parcel from Lodha Developers for approximately ₹450 crore, with plans to develop hyperscale data centre infrastructure.

The Ambernath-Palava corridor has emerged as an important destination for data centre investments due to its proximity to Mumbai, availability of large land parcels, and improving infrastructure connectivity. Lodha Developers has also announced plans to develop a large-scale data centre ecosystem at Palava, with a long-term vision of creating up to 1 gigawatt of data centre capacity in the region.

Amazon Web Services (AWS), the cloud computing arm of Amazon, has been steadily expanding its presence in India to meet growing demand for cloud services, artificial intelligence workloads, and enterprise digital transformation. The company has already established cloud infrastructure regions in Mumbai and Hyderabad and has committed substantial investments toward strengthening its Indian operations through 2030.

Industry experts view the acquisition as a reflection of increasing demand for data centre infrastructure across India. The latest transaction further reinforces the Mumbai region’s position as one of India’s leading hubs for data centre development and technology infrastructure investments.
