Hilton Launches New Upper-Midscale Undergraduate Brand

Synopsis:  Hilton launches Undergraduate by Hilton, a new upper-midscale lifestyle hotel brand designed for smaller college towns. The brand expands the company’s collegiate hospitality portfolio and targets markets where the upscale Graduate brand may not be viable.

 

Hilton has unveiled Undergraduate by Hilton, a new upper-midscale hotel brand aimed at expanding its presence in college and university markets. The launch builds on the success of Graduate by Hilton, the collegiate-themed lifestyle brand that Hilton acquired in 2024, and is designed to serve smaller university communities that may not support a full-scale Graduate property.

The new brand seeks to bring the distinctive college-town hospitality experience associated with Graduate Hotels to a broader range of destinations. While Graduate properties are positioned in the upper-upscale segment and are typically located in larger university markets, Undergraduate by Hilton will offer a more accessible and cost-effective model tailored for secondary and tertiary college towns.

According to Hilton executives, the company identified a significant opportunity in hundreds of smaller college communities that share the culture and spirit of major university towns but lack the demand required to support a larger upscale hotel. Undergraduate by Hilton is intended to bridge that gap by providing a simplified operating model and lower development costs while maintaining a strong connection to local campus culture.

The launch forms part of Hilton’s broader strategy to strengthen its lifestyle hospitality portfolio. The company has been actively expanding this segment through new brands, acquisitions, and strategic partnerships. Hilton expects its lifestyle portfolio to grow substantially over the coming years, with hundreds of properties planned globally across multiple brands.

Industry observers view the new brand as a strategic move to capture demand from university-related travel, including visiting families, alumni, prospective students, sports fans, and academic visitors. By targeting underserved college markets, Hilton aims to create new development opportunities while broadening its customer base in the hospitality sector.

The first Undergraduate by Hilton hotel is expected to open in 2027, with the brand positioned as a complementary offering to Graduate by Hilton rather than a direct replacement.
