Chennai Tops India's Housing Confidence List, Says New Report

Good news for homebuyers and sellers in Chennai: the city now leads the country as India’s most confident housing market, according to a fresh report by global real estate firm Knight Frank.

The study, called the India Real Estate Residential Market Confidence Index (RMCI), measures how optimistic people feel about buying homes in six big cities.

Chennai scored 68 out of 100 this quarter—a solid 12-point jump from last time. That puts it ahead of Bengaluru (65), Hyderabad, Pune, Delhi-NCR, and Mumbai (52).

So why is Chennai shining? Experts point to steady job growth in IT and manufacturing, reasonable property prices, and major infrastructure upgrades like the Chennai Metro expansion and the new airport planned in Parandur.

"Chennai's appeal lies in its value-for-money proposition," said Shishir Baijal, Chairman of Knight Frank India. "With average property prices 20-30% lower than Bengaluru or Hyderabad, it's attracting millennials and NRIs seeking sustainable urban living."

The numbers back it up: housing sales in areas like OMR and GST Road rose 15% compared to last year. Most buyers (72%) expect prices to keep climbing, and 65% plan to buy within the next 12 months. The survey spoke to 1,200 homebuyers and 300 developers across India. Nationally, confidence sits at a cautious but positive 58.

Looking ahead, experts say Chennai’s market could grow 18% a year into 2026—if issues like water supply and city planning are handled well. For now, one thing is clear: when it comes to buying a home with confidence, Chennai is leading the way.
