BP Business Solutions Leases 10.4 Lakh Sq Ft Pune

BP Business Solutions India Pvt Ltd has made a significant move in India’s commercial real estate market by leasing a massive office space in Pune which shows their complete trust in the city Business ecosystem development. The company has taken on more than 10.4 lakh square feet of office space in the Kharadi micro-market which serves as one of Pune's main business centers. The deal's total rental value reaches approximately ₹1,258 crore because of its 10-year duration which makes it one of the biggest office leasing deals in the city during recent times.

The office space is situated at Gera Commerzone R2 which serves as a business center that consists of multiple established commercial properties. The agreement covers a large campus-style setup, including multiple office floors and podium levels, which reflect the scale of the company’s planned operations.

The lease started in April 2025 and the monthly rental costs about ₹8.5 crore which the landlord charged at approximately ₹82 per square foot.The agreement requires BP Business Solutions to provide a security deposit that exceeds ₹51 crore. The lease agreement establishes a rental increase system which requires annual rent increments of approximately 4.5% to protect the property owner's long-term interests while providing protection against inflation and market expansion.

This deal demonstrates growing demand for big office spaces in Pune especially in Kharadi which has become a major international business center for global capability centers and IT companies and multinational corporations. The area has become highly desirable to businesses because of its developed infrastructure system and efficient transportation links and its location near important commercial zones.
