Maersk Leases 2 lakh sq ft Pune Office at Rs 1.45 cr

Global logistics giant Maersk has signed a lease agreement to occupy a substantial office space in Pune's Kharadi district, which demonstrates persistent demand for high-quality commercial properties located in major business centers.

The company, through its India arm Maersk Global Service Centres, has taken approximately 1.93 lakh square feet of office space at EON Free Zone B, a prominent IT and commercial park in the city. The lease agreement spans a long-term period of 10 years, which demonstrates the company's dedication to establishing a stronger operational base in Pune.

The office space has been leased at a monthly rental of around ₹1.45 crore, which leads to a rental rate of approximately ₹75 per square foot. The total leased area extends throughout the ground floor and five upper floors of the building.

The contract establishes a security deposit requirement of approximately ₹8.71 crore together with a rent escalation system that increases by 15 percent every three years, which is standard practice in major commercial rental agreements.

The lease specifies that occupancy will begin in two stages with lower floor rent starting in December 2026 and upper floor rent commencing in mid-2027. The lease agreement establishes a six-year lock-in period which prevents the tenant from ending the lease during that time to provide the landlord with long-term property security.

The transaction is viewed as moving the existing Maersk HR operations to higher workspace, rather than scaling up in operation, thereby consolidating the workplace into a larger and more efficient setup.

The deal demonstrates that Pune has become a more attractive commercial real estate market because Kharadi micro-market shows strong infrastructure and connectivity and access to IT hubs which multinational corporations find appealing.
