Shaula Real Estates, a luxury real estate firm that includes Tanya Arvind Dubash, the elder daughter of industrialist Adi Godrej as director has made headline with a record-breaking property purchase in Mumbai’s luxury residential market.
Shaula Real Estates Pvt Ltd was incorporated in Mumbai on March 26, 2025. Real estate consultant Square Yards mentioned that "Shaula Real Estates has acquired a duplex apartment in Mumbai's luxury housing project Naman Xana, at 225.76 crore." The registration for the transaction was done in May 2025. Godrej Industries did not reply to an inquiry about this transaction.
The buying property is part of Naman Xana, a luxury residential project under-construction. According to RERA, Naman Xana is on a 0.64 acre site and will be finished by 2027.
The property transaction is the primary sale, and an apartment purchased from Naman Residency Pvt Ltd and Karp Estate Pvt Ltd. The duplex unit has a gross area of 9,214 sq ft and 1,227 sq ft of balcony.

The identical unit has a carpeted area of about 9214 sq. ft. and a balcony of just over 1227 sq. ft. It has a total built-up area of 11485 sq. ft.
"Given the total transaction amount of Rs. 225.76 crore translates to a per sq. ft. rate of about Rs. 2.45 lakh for the carpet area and around Rs. 1.97 lakh per sq. ft. for the total built-up area also at the same property value" said Square Yards.
Since the post-COVID pandemic, India’s luxury property market has seen a spate of big-ticket deals referring to transactions of Rs. 100 crore and above particularly from celebrities and industrialists.
