Eleannt wins South Delhi's Costliest Deal - Buys Vihar Plot for Rs. 95 Crore

Eleannt Enterprises purchased a property measuring 1,280 square yards in Vasant Vihar for Rs.  95 crore as one of the most valuable land transactions in South Delhi.

Additionally the South Delhi-based real estate firm paid Rs. 6.65 crore to the tax authorities through stamp duty and corporation taxes based on an ET document examination. Company director Lokeshh Goyal from Eleannt Enterprises withheld all comment regarding the transaction.

“Finding a plot in South Delhi is very rare as there is limited availability. Multiple builders are also on the lookout for plot to construct four floors and sell them independently,” said Pradeep Prajapati, founder of boutique real estate consultancy firm Wealthvisory Capital.

Golden Growth Fund (GGF) acquired a Neeti Bagh land parcel in South Delhi where the development potential would generate Rs. 100 crore from boutique apartment sales targeting HNIs/UHNIs.

As part of its September 2024 launch the AIF set a Rs. 400 crore fundraising target to purchase real estate properties in South and Lutyens Delhi before securing a land parcel in Anand Niketan in October. Industry data shows total real estate wealth in South Delhi stands at Rs.  5.65 lakh crore across 42 MCD regulated colonies where occupied and vacant Category A & B land plots make up most of this value.

You can find 18,446 plots within 42 Category A and C colonies in South Delhi's real estate market that range from 125 square yards up to 1,750 square yards. The surveyed area revealed prices between Rs. 6-15 lakh per square yard. The Municipal Corporation of Delhi (MCD) has arranged all Delhi colonies into eight categories named A through H. Property registration stamp duty fees together with circle rates and taxation for real estate properties follow this classification system. Category A and B colonial properties that fetch the most value dominate the South Delhi area. Data indicated that the 13 Category A colonies possess 3,704 residential plots which measure between 200 sq yd and 1,200 sq yd as well as 27 Category B colonies contain 12,720 plots that vary in size from 125 sq yd to 1,750 sq yd.
