AIL Developer Unveils 250-Acre Gated Township in Goa

AIL Developer has announced a landmark 250-acre gated township near Shiroda Beach, making it North Goa’s first master-planned, nature-integrated residential community.

Located just 20 minutes from MOPA Airport and minutes from Arambol and Malewad Junction, the development offers prime connectivity without the congestion or legal entanglements typical of inner-Goa real estate. Chairperson and MD Sandeep Aggarwal emphasized that Goa has witnessed a 27 percent YoY increase in land value since MOPA Airport became operational. However, over 80 percent of land remains legally fragmented, presenting challenges for large-scale projects.

Managing Director Manoj Kumar Singla added, “A recent report by Savills India highlighted that demand for second homes in coastal destinations rose by 35 percent between 2022 and 2024, with Goa being at the top of the list. Our project directly answers the growing demand, and we anticipate generating Rs. 2,500 crore in revenue across all phases — a substantial opportunity for early investors and channel partners who align with our long-term vision.”

AIL’s project fills this gap with clean-title plots, premium infrastructure, and 12–15 percent projected annual ROI for investors. Phase 1, launching this festive season, is expected to be fully booked within 90 days, with handovers beginning in 1.5 to 2 years. Full delivery across four phases is planned over the next four years.

Designed for HNIs, second-home buyers, and long-term investors, the township features premium plots with amenities including a clubhouse, sports zones, landscaped open spaces, and integrated rental management. It aims to foster a serene, non-commercial gated community connected to nature.
