The House of Abhinandan Lodha (HoABL) has entered a joint development agreement (JDA) with Mittal Builders to co-develop a Rs. 2,000 crore integrated township in Naigaon, part of the Mumbai Metropolitan Region (MMR).
The project is set to launch in Q2 FY26, with a projected gross development value (GDV) of Rs. 3,000 crore and will be delivered in phases over five years. Spread across 3 million sq. ft., the township will feature high-rise residential towers housing 4,600+ apartments and high-street retail spaces.

Rahul Mittal, Promoter, Mittal Builders, said: “Naigaon is fast emerging as a key growth centre in the MMR, and our vision has been to lead its transformation through planned, self-sustained infrastructure. We have developed core civic amenities such as internal roads, drainage systems, and more, laying the foundation for a future-ready township.”
The land is owned by Mittal Builders, which holds a total of 70 acres in Naigaon, with a 6.5 million sq. ft. development potential and an estimated GDV of over Rs. 8,000 crore.
This large-scale development is expected to benefit from key infrastructure upgrades including Metro Line 13 extension (Mira-Bhayandar–Virar), the proposed Vasai–Virar–Panvel rail corridor, and connectivity to the Mumbai–Delhi Expressway.

This marks HoABL’s major foray into vertical real estate, following its Rs. 2,500 crore investment announcement in April. Previously focused on horizontal development, HoABL is now expanding into high-rise urban living, targeting emerging corridors like Naigaon that offer affordability, connectivity, and future-ready infrastructure.
