
Hiranandani Communities has partnered with The Fern Hotels & Resorts under Marriott International’s Series by Marriott collaboration to introduce branded serviced apartments at Hiranandani Sands in Alibaug. The project combines residential ownership with professionally managed hospitality services.
Hiranandani Communities announced today that it has entered into a partnership with The Fern Hotels & Resorts and Marriott International to launch branded serviced apartments at Hiranandani Sands, a planned coastal township in Nagaon, Alibaug. The partnership offers a mix of residential ownership and professionally managed hotel services.
The apartments will be worked on the basis of a lock and leave, which will give the owners the opportunity to use housing when needed, and the management company - to rent them when not used by the owner, with the observance of operating conditions.

The partnership is a sign of a surge in interest in 'hospitality-led residential developments, where buyers are offered access to professional property management in addition to traditional ownership. It also introduces an international hospitality model to the growing premium realty market in Alibaug.
The development will help Alibaug move from being a weekend holiday spot to a year-round lifestyle and hospitality market, said Hiranandani Communities. The link and facilities have helped make the area more attractive to residential and leisure property buyers.
The project also aims to appeal to a wider audience of visitors, such as long-stay, digital and international visitors. This may help to mitigate the seasonal orientation that is characteristic of tourism in the coasts and enhance more regular hospitality activity.
Hiranandani Sands is designed to be a coastal township spread over 225 acres, and will feature residential, hospitality, wellness, leisure and community spaces. The development also features a number of ‘green' features such as green certified design, renewable energy, conservation of water and protection of biodiversity.
The partnership combines Hiranandani Communities' real estate skills with the hospitality experience of The Fern Hotels & Resorts and the world's largest hospitality platform from Marriott International. Kiran Andicot, Senior Vice President, South Asia, from Marriott International attended virtually as the representative of the company.
The development marks a trend towards more integrated projects that blend residential and hospitality spaces for the broader market in Alibaug. These can generate extra demand for local tourism and services, while offering property owners professionally-managed accommodation.
