Puravankara Signs JDA for 1,100 Cr Bengaluru Luxury Project

Puravankara signs a JDA for a 7.83-acre land parcel in South-East Bengaluru with an estimated GDV of ₹1,100 crore, adding about 0.89 million sq ft of saleable residential area to its FY27 pipeline.

Puravankara Limited adds to its portfolio of residential developments in Bengaluru through a joint development agreement for a plot of 7.83 acres in the south-eastern region of the city. The upcoming project is expected to have a GDV of ₹1,100 crore and will be a luxury residential community. 

The project provides 0.89 million square feet of saleable space, thereby enhancing Puravankara’s development footprint in the well-known South Bengaluru residential area. Puravankara mentions that this project is a key component of their plan to increase their development portfolio through joint land developments, in view of the continued demand for quality homes in Bengaluru.

This is the fifth land plot that Puravankara has acquired in Bengaluru in FY27 through the JDA. With this deal, Puravankara's total business development in the city in the current fiscal comes to about 49.76 acres worth a gross development value of roughly ₹6,300 crore and 5.12 million sq ft of salable space.

It is clear that the expansion is part of Puravankara’s continued recognition of Bengaluru’s importance as a residential growth area. The city continues to be one of India’s most important housing markets, owing to its economic strength through tech and services sectors and growing employment needs. It is especially true for South and South-East Bengaluru, due to their infrastructural readiness and access to job locations.

With the application of JDA in the company, the company is able to grow its project pipeline without having to purchase land directly. In such cases, developers will work together with the owner of the land in developing the property, thus allowing them to share in the value creation from the project.

This new deal comes in the wake of additional lands acquired by Puravankara in Bangalore in the present fiscal year. The company has been busy expanding its project pipeline in the city as part of its business expansion policy.

It is anticipated that this project will add to Puravankara's increasing collection of premium housing projects. The project is one of the largest in terms of size at nearly 0.9 million sq. ft., and it will add around ₹1,100 crore of GDV to their upcoming portfolio.

As the residential demand in Bengaluru keeps growing, the developers are concentrating more on connectivity and high-end housing. This latest JDA from Puravankara shows how much faith they have put in the future residential potential of Bengaluru.
