
The Maharashtra Housing and Area Development Authority (MHADA) has announced the sale of 295 residential apartments across Pune district under a first-come, first-served (FCFS) model which allows homebuyers to purchase homes faster than they can through the traditional lottery system.
The initiative shows two goals which include efficient disposal of existing housing stock and direct home purchasing access for buyers who want to avoid waiting periods. The online registration process will start on May 4 2026 through MHADA's official booking portal which lets applicants choose their desired flats at the moment of their application.

The housing units are spread across multiple projects under the Pune Housing and Area Development Board which extend its operations to both the Pune Municipal Corporation and Pimpri-Chinchwad areas. Out of the total 295 flats 113 units fall under PMC limits while the remaining 182 are located in Pimpri-Chinchwad and nearby areas. The scheme includes a mix of configurations such as 1RK 1BHK and 2BHK apartments which serve different income groups that include economically weaker sections and middle-income buyers.
The FCFS system provides immediate flat booking for applicants which accelerates processing and delivers increased transparency when compared to MHADA's traditional lottery system. The registration process requires interested buyers to complete online registration and select their desired unit before inventory depletion occurs which demonstrates the critical need for applicants to submit their requests early.
The current decision supports MHADA's main goal which aims to sell housing inventory while making it easier for homebuyers to purchase homes.

The authority wants to increase public participation through two main changes: they will make the distribution process easier and they will remove the waiting period created by lotteries.
