Merlin Prime Spaces, a subsidiary of Kolkata-based Merlin Group, has acquired a 13,185 sq meter land parcel in Pune’s Mundhwa area, near Koregaon Park, for ₹273 crore.

The transaction was registered on February 20, 2026, with a stamp duty payment of ₹19.11 crore.

The land, purchased from Shridhar Nandlal Pittie, is strategically located close to Kharadi’s IT hub, Hadapsar, and Koregaon Park, making it an attractive location for both residential and mixed-use developments.

The development on this land is part of Merlin Prime Spaces' broader growth strategy in Pune, which is seeing continued demand for real estate across residential, commercial, and mixed-use projects.

Earlier, Godrej Properties acquired an 8.5-acre plot in Pune’s Mahalunge area, planning a ₹2,000 crore housing project. Another local player, Pristine Landmark Spaces, acquired a 16,861 sq m land parcel in Vadgaon Sheri for ₹250 crore.

In 2025, Pune saw 18 land deals totaling 308 acres across various residential and mixed-use projects. The Mumbai Metropolitan Region (MMR) led the activity with 32 deals spanning 500 acres.
