Lodha Developers to Launch 21 Housing Projects by March

Lodha Developers plans to launch 21 housing projects by March with a revenue potential of ₹24,000 crore, expanding across MMR, Delhi-NCR, Pune and Bengaluru to meet its FY27 sales target.

Lodha Developers Ltd is planning an aggressive expansion of its residential portfolio, with 21 housing projects scheduled for launch by March 2027 and a combined estimated revenue potential of ₹24,000 crore. The company is accelerating its project pipeline as strong housing demand continues across major Indian property markets.  

The company’s latest investor presentation indicates that Lodha plans to introduce seven new housing projects across the Mumbai Metropolitan Region (MMR), Delhi-NCR, Pune and Bengaluru during the remaining three quarters of the current financial year. These projects will cover approximately 5.9 million sq ft and carry an estimated revenue potential of ₹9,850 crore.

Alongside the new projects, Lodha Developers plans to launch new phases across 14 existing developments. These phases will cover around 9.7 million sq ft and have an estimated revenue potential of ₹14,210 crore. Together, the new projects and additional phases form a substantial launch pipeline and are expected to support the company’s sales ambitions for FY2026-27.

The company is targeting ₹24,000 crore in sales bookings during the current fiscal year. This follows a strong performance in FY2025-26, when Lodha recorded sales bookings of ₹20,530 crore, compared with ₹17,630 crore in the previous financial year. During the April-June quarter of FY27, sales bookings increased 4% year-on-year to ₹4,630 crore, despite the company launching only one housing project during the period.

The planned launches also expand Lodha’s geographic footprint. While the company maintains a strong presence in the MMR, Pune and Bengaluru, it is preparing to enter the Delhi-NCR residential market with its first housing project in the region. The move gives the developer access to one of India’s largest and most active housing markets.

Lodha Developers is also targeting stronger profitability during FY27. The company aims for 20% annual growth in net profit to ₹4,100 crore, supported by housing demand, project execution and land monetisation opportunities. Its June-quarter net profit more than doubled year-on-year to ₹1,373 crore, while total income increased to ₹5,096.7 crore.

The company’s expansion comes after a strong FY26, when it reported a net profit of ₹3,430.7 crore on total income of ₹17,119.5 crore. With a substantial pipeline across established and emerging markets, Lodha Developers is positioning itself to capitalise on sustained residential demand and strengthen its market presence through FY27.
