DLF Sells Gurugram Penthouse for Record 271 Crore

DLF has sold a penthouse in its ultra-luxury The Dahlias project in Gurugram for ₹271 crore, setting a record for India’s most expensive single-unit residential transaction. The 17,200-sq-ft penthouse highlights the growing demand for ultra-luxury homes among high-net-worth buyers.

Real estate firm DLF has sold out a penthouse in its ultra-luxury residential project The Dahlias in Gurugram for ₹271 crore, which is one of the largest sale single unit residential transactions in the country. The deal underscores the rising demand for high-end homes in the market, as demand for such properties in the NCR region has been on the upswing.

Purchased by the entrepreneur Manav Sardana, the super area of the penthouse covers around 17,200 sq ft, while the carpet area is about 10,500 sq ft. The transaction works out to approximately ₹2.6 lakh per sq ft on carpet area basis, making this one of the most expensive residential property transactions in India, on a per square foot basis.

The purchase is coming at a time when there has been a growing trend of large houses in premium housing projects being aggressively pursued by investors, businesspersons and wealthy individuals in the ultra-luxury housing market of Gurugram. One of the most prominent projects in this segment is DLF's The Dahlias which is situated in the company's established luxury residential corridor.

The project has already witnessed some lucrative deals. Senior investor Mr Madhusudan Kela had acquired an apartment in The Dahlas for around ₹120.71 crore in June. The premium price of the development was reflected in the sale of 6,233 sq ft apartment, which goes for the rate of ₹1.93 lakh per sq ft.

Since its launch, DLF has declared that there has been great demand for The dahlias. The developer had sold approximately 60% of the project's 420 ultra-luxury residences by May 2026 and the development became an important factor in the developer's residential sales.

This transaction also shows the overall trend of the residential property market in India to move towards premium and ultra-premium properties. The city of Gurugram is a hotspot for high-value residential projects, owing to its corporate growth, infrastructure development, and the presence of affluent residents.

The ₹271-crore sale reflects the growing sophistication of the luxury housing market in India and the desire of the affluent to invest in large-format homes in premier projects. Given the consistent demand for premium housing, such deals will further cement Gurugram's status as a top market for the ultra-luxury real estate market in India.
