Real estate developer Dalcore has launched North India’s first YOO-branded luxury residences project, ‘The Falcon’, on Golf Course Road in Gurugram, marking a major expansion of branded residential developments in the Delhi-NCR market. Developed in collaboration with global lifestyle and design brand YOO Inspired by Starck, the ultra-luxury project aims to introduce globally curated, design-led living experiences to India’s premium housing segment.
Spread across nearly two acres in Sector 53, Gurugram, The Falcon will feature a single high-rise tower comprising around 96 ultra-luxury residences, including 93 apartments and three penthouses. The project will offer spacious three-bedroom and four-bedroom homes ranging from approximately 3,400 sq ft to over 4,200 sq ft, with starting prices expected above ₹10 crore.

Dalcore plans to invest nearly ₹500 crore in the development, which is expected to generate revenues of around ₹1,450 crore upon completion. The tower, rising nearly 165 metres with around 39 floors, is expected to become one of the tallest residential structures on Gurugram’s Golf Course Road.
The interiors and lifestyle spaces are being designed by YOO Inspired by Starck, founded by renowned designer Philippe Starck and entrepreneur John Hitchcox. Architectural planning and exterior design are being handled by international architecture firm UHA. Developers stated that the project will focus on low-density living, privacy, wellness, and globally benchmarked design aesthetics.
The Falcon will include luxury amenities such as a multi-level infinity pool, exclusive clubhouse, wellness zones, high-speed elevators, panoramic city views, and premium social spaces. The project is aimed at high-net-worth individuals, business leaders, NRIs, and buyers seeking exclusive branded residences in established urban locations.

According to Dalcore Managing Director Sidharth Chowdhry, the launch represents a significant milestone for the company as it enters India’s growing branded luxury housing market. Industry experts believe branded residences are witnessing rising demand in India due to increasing interest in globally recognised lifestyle experiences, design partnerships, and long-term investment value.
