
Homebuyers in Bengaluru are increasingly opting for apartments located in bylanes, typically 100–200 metres away from main roads, as concerns over air pollution, dust, and traffic noise rise, reshaping state brokers say buyers now prioritise interior-facing units, quieter surroundings, and better long-term livability, even if main-road properties promise faster appreciation.
While main-road-facing apartments offer better visibility and potential capital gains, end-users report daily challenges such as constant exposure to vehicle exhaust, PM2.5 and PM10 pollutants, diesel fumes, and construction dust.

Many residents note that balconies and floors accumulate dust within hours of cleaning, making maintenance exhausting. As one homebuyer wrote on Reddit, a quiet inner-lane apartment “beats any main-road view by a huge margin” in Bengaluru’s current conditions.
Buyers searching in areas like Whitefield specifically seek flats inside layouts, with fewer units per floor and internal-facing balconies, citing cleaner air, less noise, and better quality of life. Some families have even moved to peripheral locations like Devanahalli, adjusting work routines to reduce daily exposure to pollution and congestion.
Brokers confirm this shift. According to Sunil Singh of Realty Corp, many clients now reject main-road options outright. Kiran Kumar of Hanu Reddy Realty notes that in several micro-markets, bylane apartments now command a premium, with prices of Rs. 2.3–2.4 crore compared to Rs. 2 crore for similar main-road units—reversing historical trends.

However, in central areas like Richmond Town, main-road properties still command Rs. 25,000–30,000 per sq ft, driven by commercial conversion potential and investor demand.
