Mumbai-based listed real estate firm Arkade Developers is set to enter the booming second-home market with a planned villa and plotted development in the Neral-Karjat belt.
The project will offer plots starting around Rs. 50 lakh and 3BHK villas priced at approximately Rs. 1 crore, targeting aspirational second-home buyers looking for nature-rich yet accessible retreats. To bring the vision to life, Arkade is actively scouting for land parcels between 80 to 100 acres, signaling its intent to build a large-scale community with lifestyle-focused amenities.
Key Highlights
Speaking on the move, company MD Amit Jain noted that the Rs. 50 lakh–Rs. 1 crore range in the Neral-Karjat zone offers a strategic price-performance balance, especially considering shorter sales cycles and an evolving second-home ecosystem.
"We are targeting aspirational second-home buyers, and offer premium-yet-affordable options, with plot prices starting at around Rs. 50 lakh and 3BHK villas priced at approximately Rs. 1 crore," Amit Jain, CMD, Arkade Developers.
"With this venture, we are eyeing a topline of about Rs. 500 crore, tapping into the growing demand for leisure and lifestyle-oriented housing within a short drive from Mumbai. The topline ballpark may look smaller, but the bottom line margins make it very attractive," Jain said.
The Neral-Karjat-Shahapur-Murbad belt has been gaining traction due to its scenic surroundings, improving infrastructure, and proximity to Mumbai. According to local brokers, while a few developers like Rustomjee are offering Rs. 50 lakh plots in nearby Kasara, most buyers struggle to find turnkey second-home options in this budget from Grade A developers.
