The Delhi NCR housing market continues to rank among India’s most dynamic real estate regions, supported by expanding infrastructure and strong employment clusters. According to Magicbricks, property prices on Southern Peripheral Road have risen nearly 125 percent between December 2022 and December 2025, with average values now crossing Rs. 17,000 per sq ft. This sharp appreciation reflects robust residential absorption, increasing preference for well-planned developments, and sustained buyer confidence.

Southern Peripheral Road is a 16-kilometre arterial corridor connecting Gurgaon–Faridabad Road to NH-48, while linking Golf Course Road and Sohna Road at Badshahpur Chowk. Spanning sectors 69 to 80, SPR has evolved into a key growth belt in Gurugram, easing congestion and improving commute efficiency.

Infrastructure upgrades are reinforcing this momentum. Gurugram Metro Rail Limited’s 36-km metro corridor and GMDA’s elevated SPR and Vatika Chowk cloverleaf project are set to significantly enhance connectivity to Delhi, Sohna, and the Delhi–Mumbai Expressway.

The presence of reputed developers on SPR, including DLF, Signature Global, and Elan Group, alongside the upcoming Cyber City 2, has further strengthened end-user demand. Signature Global’s 93-acre land bank in Sector 71, with premium projects such as Titanium SPR and Cloverdale SPR, underscores SPR’s emergence as a future-ready residential corridor.
