Bollywood actor Saif Ali Khan has expanded his real estate portfolio with the purchase of two premium commercial property units in Mumbai’s Andheri East for Rs. 30.75 crore, according to property registration documents accessed by Volney, the real estate advisory firm that facilitated the transaction.

The office spaces, located in the prominent Kanakia Wallstreet building, measure a combined 5,681 sq ft and include six car parking spaces. The seller of the units is Apicore Pharmaceutical, a US-based pharma company.  A stamp duty of Rs. 1.84 crore and a registration fee of Rs. 60,000 were paid for the deal, which was officially registered on November 18, 2025.

The Andheri East micro-market has emerged as a strategic location for corporates, creative houses, and global tech companies. Notably, Elon Musk’s Starlink Satellite Communications recently leased a 1,294 sq ft office space in nearby Chandivali for five years at a total rent of Rs. 2.33 crore. Earlier this year, Hrithik Roshan and Rakesh Roshan purchased three office units worth Rs. 31 crore in the same commercial complex through HRX Digitech LLP, further highlighting the area’s growing popularity among high-profile buyers.

Rohan Sheth, Founder at Volney, a real estate advisory and Investor Network firm said, “Andheri East has transformed into one of Mumbai’s most active commercial corridors, combining accessibility, infrastructure, and strong rental yields. With seamless connectivity to the airport and key business districts, it continues to attract both institutional and individual investors seeking long-term value.”

“In recent years, we’ve seen growing interest from celebrities and high-net-worth individuals diversifying into Grade-A commercial real estate. It’s viewed as a stable, appreciating asset class that complements other investment avenues." Sheth said.

Saif Ali Khan also owns several high-value residential properties in Mumbai, including a 6,500+ sq ft Bandra West apartment purchased for Rs. 23.5 crore in 2012 and a Rs. 7 crore unit in Fortune Heights acquired in 2016. His previous home at Fortune Heights, where he lived with Kareena Kapoor Khan, was valued at Rs. 48 crore in 2013.
