NCC Buys Rs. 18.5 Cr Mumbai Office Near Saif Ali Khan's Space

Infrastructure major NCC has acquired a commercial office space in Mumbai’s Andheri East for Rs. 18.5 crore, according to property registration documents.

The office is located in Kanakia Wallstreet, the same commercial tower where Bollywood actor Saif Ali Khan recently purchased two office units.

NCC’s acquisition includes Unit 903 in Wing A, featuring a 3,318 sq ft carpet area, 5,641 sq ft saleable area, and three dedicated parking slots. The seller, US-based Apicore Pharmaceuticals, completed the transaction on November 19, 2025.

NCC paid Rs. 1.11 crore in stamp duty and a Rs. 30,000 registration fee. Volney, a real estate advisory firm, facilitated the deal and stated that NCC may use the property for its own operations.

“The acquisition of this office space by NCC Ltd reinforces the continued demand for premium commercial real estate in Mumbai. Kanakia Wallstreet has emerged as one of the most dynamic corporate hubs in the city, attracting investors and enterprises that value both quality infrastructure and strategic location," said Rohan Sheth, Founder at Volney.

"The growing participation of large corporations, institutional investors, and infrastructure firms highlights a broader trend, where companies are not only expanding their operational footprint but also investing in long-term real-estate assets that reflect their scale, stability, and confidence in the city’s urban growth story," Sheth said.

Apicore Pharmaceuticals had also sold Units 901 and 902 on the same floor to Saif Ali Khan on November 18, 2025, for Rs. 30.75 crore. Saif’s combined office units cover 5,681 sq ft and came with six car parking spaces, for which he paid Rs. 1.84 crore stamp duty and a registration fee of Rs. 60,000.

In the same micro-market, Elon Musk’s Starlink has leased a 1,294 sq ft office space in Mumbai’s Chandivali area for five years, at a total rental value of Rs. 2.33 crore, signaling increased corporate and celebrity interest in commercial real estate around Andheri and surrounding zones.
