Madhuri Dixit Sells Andheri Office for 4.85 Crore

Madhuri Dixit sells a commercial office in Mumbai’s Andheri West for ₹4.85 crore, earning nearly nine times her original investment and highlighting the long-term appreciation of premium commercial real estate.

Madhuri Dixit, an actress from Bollywood, has sold a commercial property in Andheri West, Mumbai, for ₹4.85 crore. This was a sale made 18 years after she had purchased the property for ₹52.5 lakh. Such a sale indicates huge capital gains for the property owner to the tune of 824 percent.

As per the property registration papers, the office is situated at Morya Landmark II, which is a well-known commercial property in the Andheri West area. This transaction brings out the fact that there is an ongoing need for good quality office properties in one of the most sought-after business areas of Mumbai.

This deal is just one of many real estate deals that have made Madhuri Dixit’s portfolio bigger over time. Over the past few years, the actress has been engaged in buying and selling property in Mumbai. For instance, she leased an office space in Lower Parel and completed various property transactions. This type of transaction is becoming a common trend for many celebrities and high net worth individuals.

As per industry experts, the commercial real estate market in Mumbai has been witnessing investments owing to its robust fundamentals, high rental yield and appreciable returns in the long run. Micro-market areas like Andheri West have developed as commercial centers owing to good connectivity, presence of metro facilities, proximity to airport, presence of media/entertainment, IT and corporate offices. This has resulted in an increasing demand for office spaces in spite of changing work culture.

The deal also highlights the increasing importance of commercial real estate as an investment vehicle. While residential property usually does not have this characteristic, high-end office buildings will continue to provide steady stream of rental incomes and substantial appreciation on capital gains over a lengthy period of time.
