Kolte-Patil Developers Sees Strong Demand for Pune Project

Kolte-Patil Developers records more than ₹600 crore in sales within 60 hours of launching Vyana at The Reserve in Pune, with over 600 apartments booked in the company’s strongest-ever project launch.

There is huge demand for the new housing project by Kolte Patil Developers in Pune, with sales amounting to more than ₹600 crore in less than two days since its release. According to the company, more than 600 units have been reserved in the project called 'Vyana at The Reserve' located at Vadgaon.

“Vyana at The Reserve” constitutes the initial phase of The Reserve, which is a high-end residential development along the Sinhagad Road stretch of Pune. The entire project spans over 20 acres and comprises a gross saleable area of around 5 million sq ft. This project is expected to have a gross development value of approximately ₹4,000 crore.

Phase one provides two- and three-bedroom units with amenities that are centred around outdoor activities, fitness, relaxation, and sports. The river location and prime location of the development are geared towards homebuyers who are looking for large units with facilities.

The robust launch performance is a pointer to the continued appetite for quality housing in Pune. “The strong performance is a testament to the growing customer appetite for the city’s residential property market and further strengthens our strategy of tapping newer micro-markets,” explains Kolte-Patil Developers. The city remains a key market for the developer.

The most recent launch is yet another addition to the recent growth that Kolte-Patil Developers has seen. The firm has acquired a total of six projects in the Mumbai Metropolitan Region over the past few months, which carry an aggregate gross developed value of ₹6,000 crore.

Kolte-Patil Developers is present in all three cities - Pune, Mumbai, and Bengaluru, with more than 68 projects built in excess of 33 million sq ft of residential, commercial, township, and IT parks. The firm promotes its projects under two names, which are Kolte-Patil and 24K Projects and has also entered into a society redevelopment project in Mumbai.

The profitability of the company is another area which reveals a positive trend in its performance. The adjusted consolidated net profit of the company comes at ₹146.26 crore for the first quarter of FY27, whereas the adjusted net loss was ₹16.99 crore for the same quarter of FY26. The net sales of the company surged dramatically to ₹919.54 crore for the quarter.

Due to the fast-paced sales of the development project called Vyana at The Reserve, Kolte-Patil Developers has become more confident in its presence in the market segment of high-end housing in Pune. This development project gives an added advantage in terms of having a good development opportunity for the company.
