Kailash Kher Sells BKC Office for 10.75 Crore After 10 Months

Singer Kailash Kher sells a 2,619 sq ft commercial office in Mumbai’s BKC for ₹10.75 crore, earning a ₹25 lakh gain after purchasing the property for ₹10.50 crore just 10 months earlier.

The singer, Kailash Kher, has successfully closed the deal of selling his commercial office property measuring 2,619 square feet in the Bandra-Kurla Complex, Mumbai, for ₹10.75 crore, thereby earning a profit of ₹25 lakh from the deal. This sale deal comes right after just 10 months of the purchase of the property for ₹10.50 crore by Kailash Kher.

The deal reflects a level of activity in Mumbai’s high-end commercial real estate market, where BKC has continued to draw investment attention due to the district being one of Mumbai’s important business and finance districts, home to offices of large corporations and financial institutions.

The latest deal that Kher has made is that of a relatively brief period of holding. In this, he buys office space at ₹10.50 crore and sells it off at ₹10.75 crore, earning a gross profit on price of ₹25 lakh. This profit is an approximate rise of 2.4% from the price of purchase.

This deal shows that investors can earn money from commercial real estate even in a much shorter period of time, provided that the property is situated in an already developed business area. The small profit earned, however, should be viewed taking into account the costs related to purchasing and selling the asset.

BKC is still among the most visible business centers in Mumbai, characterized by a number of corporate offices, financial institutions, and commercial developments of high calibre. It can be seen that BKC’s prime location is driving up office space requirements, while on the other hand; institutional investments are also showing an increasing inclination towards the district. Recent examples are those of acquisition of grade-A office spaces.

This deal is another instance for Kher who is associated with the property business in Mumbai. This deal showcases his ability to buy expensive commercial properties and sell them off after a relatively short span of time when he gets an opportunity for profit making.

Although ₹25 lakh is a small gap between the buying and selling costs relative to the overall cost of acquisition, this deal highlights the significance of location in commercial real estate. BKC has great locational advantages within the city’s commercial environment, which means that there is an active market for office space in the area.

This deal thus becomes another deal associated with celebrities in the real estate market of Mumbai and underscores the fact that even the well-established business districts like BKC continue to draw individual investors.
